Economic Analysis for St Andrews New Brunswick Community and Economic Analysis for St. Andrews, New Brunswick St. Andrews is a small coastal town in New Brunswick, situated at the end of a peninsula jutting out into the magnificent Bay of Fundy. The Town is conveniently located 30 km from St. Stephen and the Maine border, 100 km from Saint John and 120 km from Fredericton. The Town was founded in 1783, by Loyalists escaping persecution south of the border, on government land grants provided by Governor Parr. St. Andrews grew and flourished for much of the next century and was an important harbour with a healthy shipbuilding industry. At the turn of the last century the Town still prospered. Ship building was a dying industry, but with the building of the Algonquin Hotel in 1889, the Town became an important summer resort town for the “rich”, especially after the CPR took it over at the turn of the century. The Town of St. Andrews is well preserved and many layers of history are visible starting from the late 1700s. Many of the commercial buildings on Water Street date from the 1800s. The Town has many other buildings of architectural significance including The Shiretown Inn (c.1881), The Court House (c.1840) The Greenock Church (c.1824) and The Block House (c.1812). After the original Algonquin Hotel was destroyed by fire, the existing popular resort was rebuilt in 1915. St. Andrews’ location, as well as historic and architectural attributes, continue to contribute greatly to the tourism industry’s stability and today, tourism remains one of the Town’s most important industries. The seasonal aspect of this industry is very apparent as the number of residents nearly double during the summer months. Cultural activities in the Town are fostered by several organizations that offer courses in the performing arts, fine art, fine crafts and natural history. A number of art galleries and studios in and around St. Andrews offer works from maritime, Inuit and our renowned local artists. St. Andrews has a thriving commercial and service sector. Townspeople encourage development of this type of business to contribute to the economy, while maintaining its “smokestack free” business environment. Also, there is an abundance of land for medium to heavy industry in nearby Champlain Industrial Park. There are educational and research facilities in St. Andrews including three important marine biology research facilities and a community college that offers training in topics that are important to the main economic sectors of Charlotte County. Dreamscapes Bed & Breakfast is designed to accommodate couples on romantic getaways and families searching for a relaxing excursion. We are passionate about providing the subtle comforts of home to our guests. The house itself is an old Georgian house built in 1824 and is exceptionally original, with a separate carriage house located on the lot. Among the many things that Dreamscapes boasts of are : an intimate dining room, an enclosed garden patio with a retractable roof, a sunporch with a breathtaking view of the town, and for our business travelers we provide internet to check your mail and fax machines both to send and to receive. We have 8 beautifully decorated bedrooms – including 2 suites, 3 queen sized rooms and 3 double sized rooms with 2 double beds. Out of the 6 fireplaces that are located in the house, 3 of them belong to 3 of the suites. All of the rooms have private bathrooms with showers – with all the amenities you could think of from hair dryer to soaps to robes, and also some decorative items to make the guest feel like they are receiving all the comforts from home. The suites and bedrooms are fully adorned with antique and period furniture, including picture frames, alarm clocks, drinking utensils, and even handmade quilts on the bed to add that “personal touch” to the soft pastel decorated rooms. Out of the 8 rooms, 2 of them are suites that have canopy beds, whirpool tubs, and as mentioned above fireplaces as well. All the rooms also include the basic amenities such as air conditioning, television sets with cable and VCR, and clock radios/alarm clocks. We pride ourselves on our attention to detail, such as rubber duckies, pillow chocolates, and lots of fluffy towels for all the guests rooms during the guests stay. For families visiting, we also offer a small play area for young children to play in during their stay. With all the tourist attractions that St. Andrews has to offer, the children would also enjoy the many sights that are located in the area. During the off-season, the inn provides businesses meetings and conference facilities for up to 20 people. With all the amenities that we offer for business travelers, such as fax machines and internet access, guests would feel more comfortable and feel that everything they need is at their reach. Fresh coffee/tea/hot chocolate selection is complementary 24 hours a day just inside the front hallway for the guest to snack on or if they were in a rush. Late afternoon snacks and refreshment are also complementary, as well as our generous breakfast. Our renowned chef is very talented and creative, so there will the theme nights in which guests are invited to dine in for a special price. We do this to encourage the guests to get to know one another and to make them feel more comfortable. The prices for our average rooms range from $150-185 Canadian dollars, in which the suites would be about $200-240 per night. The entire Inn is Non-smoking, including the patio area outside. Smokers will have to smoke out on the park-benches on the side lawns. We also have a safety deposit box at the front desk, so any guests that require safe-keeping of valuables, they could see the Inn keeper and they will be taken care off. Dreamscapes Inn’s primary source of customer research comes from the survey that will be distributed at a work place, outside travel agencies and the mall. Also the comment cards that will be inserted on the “thank-you” cards that the guests will receive upon leaving the inn. This information will let us know the needs of our customers, their interest to stay at inn such as Dreamscapes, and if there is a need for a Bed & Breakfast in the area. The comment cards will show where we can improve and how we can make our guests stay more enjoyable. The questions that would be in the survey would include: What type of service would you expect a Bed & Breakfast to have? Have you ever been to New Brunswick? More specifically St. Andrews? If so, when and what did you like about it? And where did you stay while visiting? Would you be interested to go there again? Have you ever thought of staying at a Bed & Breakfast when visiting there? How much would you be willing to spend on a stay at a Bed & Breakfast? Would you be interested in staying at the Dreamscapes Inn? The answers to these questions would give us an insight on what the customers expect to find when staying at a Bed & Breakfast and what would make them want to stay at a Bed & Breakfast. Also, it gives us an insight where they stayed when visiting New Brunswick and who we would be competing against. Questions that were asked in the comment cards and that we constantly ask ourselves are: What conclusions can we draw from the results of our comment cards? What do our customers like or dislike about our Inn? What do they think about Dreamscapes Inn? How about when compared to our competition? Overall, we determined that our customers are families, couples, and business travellers who need to get away. The comment cards lets us know what our strong points are and what areas we need to improve on. Also, the comment cards would provide us information on what they think of us when compared to another Bed & Breakfast. In the summer months St. Andrews population doubles bringing in more business and recreational travelers, which gives our Bed & Breakfast a great potential to do business. In the winter months it slows down, but St. Andrews still provides many things to do, therefore with the amount of business in the area, there is potential for this business to succeed. Dreamscapes Inn uses four of the eight P’s in the marketing mixes. The four are product, price, promotions, people. Two full size suites with whirlpool 3 double sized rooms with 2 double beds all rooms are air conditioned and offer cable, TV, and VCR amenities for business travelers, such as fax machines and internet complementary 24 hour snacks located in the hallway also tea/coffee/hot chocolate included conference and meeting room facilities seating up to 20 people antique decorated items in all the rooms Dreamscapes Inn offers competitive room rates for when compared to other Bed & Breakfast establishments. Atmosphere and quality service is what we offer our guests, in which we offer value for guests dollar. Our prices start at $150 for our regular rooms and goes up to $185 and $200 to $240 for our suites. Everyone involved has been well educated in the hospitality field and has had numerous experience in the hotel and restaurant field. Customer satisfaction is our priority and to make sure that all guests are comfortable and have that feeling of being at “home” in a more luxurious setting. People involved are Katherine Luta and Catherine Torres who are both the Partners, Kathleen Razal who is the Operations Manager, and May Thai who is the Accounting Manager. We are all well trained, punctual, loyal, and have a vast experience in the hospitality field in which we are capable of handling all the customers needs. We want our guests to be surrounded with polite, friendly, enthusiastic, and warm atmosphere. Promotions will be an important sales tool for this company. We will advertise on various Bed & Breakfast magazines, tour operators, and also the internet. In the internet, we will have our own website in which future guests will be able to find out more about the Inn and let them know what we have to offer. We will also give all the guests thank-you cards, which will be along with the comment cards, with a pen. With the help of Primary and secondary research, and focus groups Dreamscapes Inn will be built with the needs and wants of the people who travel in this area and who just needs to get away. To create a “home away from home“ atomosphere for our visiting guests, and also to provide them with solace in a unique setting. Our number one priority is to customize Bibliography:
