shopping center This project is about investing $5,000,000.00 in building a shopping center on a private or public land in Saida. The construction of the building is about two years. Our company will operate this project for ten years starting the day when the mall is entirely finished. After ten years of operating the mall, the entire building will be transferred to the owners of the land and our company is expected to make a certain profit (as estimated in the income statement on page 4) To do so, it is very essential to follow the marketing plan of this study and consider all the relevant analysis. Saida is the capital of the south, a highly populated city that can be easily accessed from Ghazieh, nabatieh, Sour and other areas. In addition, the port of Saida will be opened in the next couple of years, this will increase and facilitate all business activities in that region. In Saida there are lots of shops on the streets. Therefore, to "go shopping" people should either drive or walk a long distance in order to find what they are looking for. Building a mall would be a wise solution to the above mentioned problem since it will enable people to go shopping under one big roof and park in one location. The mall will be composed of 9 floors. The ground floor and the first floor are 2000 m2 each and the rest of the building is composed of 8 stories, 800 m2 each. · Restaurants (one floor will contain around 15 international restaurants) In Saida, the market is not highly competitive especially for a new business that is unique in its products and services. A shopping center with the above mentioned units will not face any major competition. Our motto: " A place for the whole family " We will use Billboards and Newspapers to promote ours business. The investment cost of building the mall is $5,000,000 and the duration of the project is 10 years. After 10 years, the project will be transferred to the owners of the land on which the mall was built. Building the mall will take 2 years. The duration of the project will start when the mall is entirely finished and ready to operate. N.B. For the sake of this study and the restriction of the time, all the following calculations will be based on assumed data. In addition many factors such as the loss for the first two years of constructing the building will not be included. THE EXPECTED RENTS PER YEAR WILL BE DEVIDED AS FOLLOWS: -2 FLOOR SUPERMARKET $ 100,000.00 -1 FLOOR 4 MOVIE THEATRES $ 200,000.00 G F 60 SHOPS $ 600,000.00 1ST FLOOR 1 BANK + 1 HEALTH CLUB $ 150,000.00 2ND FLOOR 8 OFFICES $ 80,000.00 Assuming that there will be 8 floors of offices The total expected rents per year will be $ 1,690,000.00 INCOME PROJECTION STATEMENT FOR THE 10 YEARS OF OPERATION N.B. We assumed a flat rate without any increase in rents or expenses resulting from inflation.
